What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, a certified appraiser measures the home with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more square footage than you actually have! Unless a certified appraiser has recently performed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your home up for sale

A measuring service will secure a fair price for your property. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since these values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service completed by an appraiser (after any updating that may have affected square footage).

For real estate agents

To make sure that your client's property sells at a price that properly reflects true market value, we suggest seeking a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool to attract potential buyers since they can view the layout and details of the home before and after a tour.
